CTA is providing architectural services for the modernization and electrification of a NYCHA residential development. The project includes gut renovation of all apartments and common areas, complete replacement of MEP systems, elevators, kitchens, bathrooms, partitions, doors, and finishes, as well as new lobby additions, full window replacement, enlarged storefront glazing, and extensive site improvements.
As part of NYCHA’s electrification initiative, the development is transitioning to high-efficiency electric systems, including Ephoca heat pump units, heat pump domestic hot water systems, and energy recovery ventilators (ERVs). Additional improvements include new ADA-compliant pathways and ramps, landscaping, community gardens, outdoor gathering spaces, exercise areas, social services offices, community rooms, and laundry facilities.
The project requires coordination with the State Historic Preservation Office (SHPO). Custom aluminum windows were designed to meet SHPO requirements while integrating louvers required for the new heat pump systems. Historic lobby features, including green glazed brick, fluted concrete columns, and terrazzo flooring, are being preserved and incorporated into the modernized design. Continuous insulation and air barrier systems are also being added to improve building performance and reduce energy consumption.
