This 12-story mixed residential and commercial building located in the Ladies' Mile Historic District in Manhattan was built around 1901. The building boasts limestone facades on its lower three levels, while the upper floors feature decorative terracotta and brick piers. Notably, the commercial spaces showcase cast-iron and glass storefronts spanning two floors, and a distinctive water table projects above the 10th floor. Our focus was on addressing the existing conditions outlined in the Cycle 9B FISP Report.

Our scope involved on-site assessments and the preparation of Construction Documents to rectify Cycle 9B Unsafe FISP items and existing SWARMP items. Employing boom lift surveys, we assessed the street elevations. The project encompassed various restoration aspects, including terracotta unit replacement and injection repairs and limestone unit replacement and dutchman repairs. Additionally, we performed brick replacement and repointing work, localized parapet rebuilding, and the cutting and resealing of localized window perimeters at the exterior envelope of the street elevations.

In response to previously patched terracotta units, our approach prioritized the replacement of cracked units with new ones matching the existing material. All shop drawings and samples were reviewed and approved by the Landmarks Preservation Commission prior to installation.
