The Albert is a pre-war cooperative on a beautiful, tree-lined Greenwich Village block. Originally built in 1882 as a 24 unit apartment building by the architectural firm of Henry J Hardenbergh, who also designed the Dakota and the Plaza, it was soon converted in 1887 to the Hotel Albert. In 1904 a 12 story structure was added and then in 1924 a 6 story addition located on the NE corner of University Place and 10th Street giving the structure a full block of frontage on University Place stretching from 10th to 11th Street. In 1985, the entire structure was converted to an elegant 204 apartment cooperative. In recognition of its cultural importance, the Hotel Albert was listed on the National Register of Historic Places in June, 2012.
In June 2016, CTA Architects began the exterior restoration of the Albert’s sidewalks, curbs, tree pits, and entrances. The existing sidewalks were replaced on three frontages with new concrete, stone and steel faced curbs were replaced, and newly designed tree pits and pit perimeter fences were installed.
New exterior stairs and railings, awnings and lighting, and entry door preserve the aesthetic at the 10th Street entrance. Cambrian black granite finishes were installed at the interior vestibule tying together the matching exterior entrance steps.
The 40 East 11th Street entrance steps and door were reconfigured. We installed new waterproofing, stone steps, railings, and door. Localized vault repairs were also performed at this location. The entry doors and exterior stone traffic surface were replaced, and new vestibule finishes and radiator covers were chosen.
The scope of work included a new ground floor lobby, designed by Ashley Manfred Design and executed by CTA Architects. New finishes installed include new floor tile, wall coverings (paint, wallpaper, tile), repainted apartment entrance doors, refinished existing metal wall coverings, renovated/redesigned security desk, reconfigured lighting in select location, and new finishes, furniture, and artwork in the mailroom.
The final construction scope included ADA accessibility from the sidewalk level and throughout the building. Previous construction on the property was never officially signed-off and closed out at the DOB, so CTA was responsible for clearing all old violations and open application items.
