EXTERIOR RESTORATION & FACADE REPLACEMENT

400 East 85th Street, ca. 1960, is a twenty-one-story concrete structure apartment building with white glazed brick cavity wall facades.

The project included the removal of all exterior masonry, including all setbacks and returns, and removal and replacement of steel shelf angles throughout. Installation of a new red brick curtain wall with cast stone water tables and a limestone base. Faced with a large expenditure to repair a failing facade, the owners opted to replace the entire facade and change the style of the building from a typical “wedding cake” modern white glazed brick design to a more traditional prewar type. The owners expect to realize an increase in the overall value of the units due to the traditional design.
